Our Application Process
The FeeThere is a $30 non-refundable application fee to run a credit report, verify rental and employment history and to contact references. (Payable by money order only. No cash or checks, sorry.)
The Criteria
The following is what most
landlords will take into account in evaluating you as an applicant, and making a
decision about your application. We present all applications to our property
owners.
- Income: Your rent ideally
should not be more than 40% of your combined monthly income, and be
verifiable. If you have been a full-time student at any time within the past
year, you may be required to have your lease guaranteed. If you are unemployed,
you will need to provide proof of a source of income.

Rental history: You should have satisfactory rental references from at
least two prior landlords or for at least the last two years. Your ability to
pay rent on time and to care for the property will be confirmed. If you have
ever been evicted or sued for any lease violation, your application may be less
successful as a result.
- Credit history: Your credit
record should currently be satisfactory. If your credit history shows any unpaid
debts, this may count against you. Copies of credit reports run in the last 30
days may or may not be accepted in lieu of running a new report.
- On
Acceptance: A holding deposit will be required. The first month of rent
and the security deposit must be paid before you can take possession of the
unit.
PLEASE BRING A PICTURE ID, SOCIAL SECURITY CARD AND PROOF OF INCOME WHEN TURNING IN AN APPLICATION.
