 The communities of the Cobb area developed in the late 1800s around several famous resorts where many people gathered to enjoy natural hot springs and mineral baths. Popular facilities included Adams Springs, Bonanza Springs, Adams Springs, Forest Lake, Seigler Springs, Howard Springs, and Ettawa Springs. Some have since burned down or been transformed into different uses. After the early establishment of the resorts, areas of small vacation homes and cabins such as Loch Lomond, Whispering Pines and Pine Grove sprang up. In the late 1970s and early 1980s, the development of geothermal power stations in the Mayacamas brought a rush of new employment to the area and much new permanent housing was built, so that overtime the population has grown to include more and more permanent residents, who appreciated the unique topography and environment for raising families retirement, home businesses or pursuing an alternative lifestyle.

  HIDDEN VALLEY Hidden Valley is located just north of Middletown. Housing is affordable, and job opportunities are accessible both in Lake County and in Napa and Sonoma Counties to the south. It is only 30 minutes drive to Calistoga, and 60 minutes to Santa Rosa. Population as of January 2003 is about 5,500, but steadily increasing as the subdivision continues to be built out. Hidden Valley Lake is now the second largest population area in Lake County. Fishing, swimming, sailing and boating can all be enjoyed out on Hidden Valley Lake while many flock to the world class golf course. A very active Home Owners Association, which manages the gated access as well as the other facilities, ensures an attractive and secure living environment.  The small, friendly town of Kelseyville consists of a community that takes pride and is involved in all the town has to offer: historical sites, the areas businesses, schools, recreation, lodging, dining, shopping, churches and cultural activities. Creating a sound quality of life, Kelseyville is complimented by rural countryside and agricultural lands. An atmosphere of country friendliness is found in the charming small shops and restaurants that make up the main street. Kelseyville earned the title of "Pear Capital of the World" as it is surrounded by acres of pears as well as wine grapes and walnuts. Annual fees are very modest. The communities provide a balance of vacation homes and permanent residents, with a good proportion of retired people.

With all of these activities these special areas of Lake County offer something for everyone, all year round. CLEARLAKE RIVIERA The largest of the three Riviera subdivisions developed originally in the late 1960s, Clearlake Riviera has 2739 lots, of which about half are improved. A quality area of modern homes, some with awesome panoramic lakeview homes and with a good amount of affordable housing, as well as easy access to the recreational possiblilies on the lake, it is a great place to live. The Elementary School is highly regarded and it is about a 15 minute drive to either Lakeport or the city of Clearlake. There is a small shopping center with a supermarket and other amenities. When you buy an investment property, finding and keeping a tenant is very important. It's been said that a little caution during the screening process can save a lot of headaches later on.
You can rely on an intuitive sense of how a prospect feels to you. While this is an important aspect of a landlord's decision-making process, following up on your intuition by checking on the facts is definitely worthwhile. Have prospective tenants fill out an application giving employment references and the names and addresses of previous landlords. The application should also include written permission for you to run a credit check. In most areas, it is difficult and expensive to evict someone who turns out to be less than a model tenant. Only after you check their references and credit history should you allow them to move in.
