 Cobb Mountain and Lake County is approximately 110 road miles north of San Francisco Bay, 80 road miles east of the Pacific Coast, and 100 road miles west of Sacramento. Driving time is approximately 2 hours from the San Francisco Bay area, Sacramento, and the Pacific Coast. From San Francisco, take 101 over the Golden Gate Bridge. Take the River Rd. exit just north of Santa Rosa and head east on Mark West Springs Rd. This road ends at Petrified Forest Rd. Turn left there and go towards Calistoga, turning left onto Hwy 128 when the road ends. Travel Hwy 128 for approximately a mile. Turn right onto Tubbs Lane, and then left at the end of the road onto Hwy 29. Go about 17 miles over Mt. St. Helena into Lake County and Middletown. Turn left at the first traffic light onto Hwy 175 and climb Cobb Mt. Anderson Springs is on your left about 4 miles out of Middletown, followed by Whispering Pines further up the mountain. Our office, Timothy Toye & Associates, is about 8 miles from Middletown in the Cobb Village Center, past the Rob Roy golf course and right after the gas station on the right side of the road at 16360 Hwy 175. From Sacramento, take I5 to Williams, go West on Hwy 20 into Lake County. Go left at the intersection with Hwy 53 which ends after about 8miles at the big intersection with Hwy 29 in Lower Lake. Go straight through here about 14 miles into Middletown. Turn right at the second traffic light onto Hwy 175 and climb Cobb Mt. Anderson Springs is on your left about 4 miles out of Middletown, followed by Whispering Pines further up the mountain. From Ukiah, take the 101 Freeway, North, to Highway 20 toward Williams/Upperlake. Stay on Highway 20 for appx 19 miles, then take Highway 29 toward Lakeport/Kelseyville. Go about 18 to 19 miles, then turn right on Bottlerock. Stay on Bottlerock 10 to 11 miles until it ends at Hwy 175.  To Get To The Rivieras (Clearlake Riviera, Riviera West, Riviera Heights): Continue on Hway 175 through Cobb about an additional 7 miles. Turn right onto Red Hills Rd and go about a mile until you meet Hway 29 at Kit's Corner. Go right across the highway onto Soda Bay Rd (Hway 281). After about a mile you will see the lake and the Clearlake Riviera shopping center is on the right. Continue on Soda Bay Rd around to Riviera West, about 4 miles, just past the Konocti Harbor Inn, and then onto Riviera Heights about another 4 miles past Buckingham Peninsula with its golf course. If you stay on this road you will eventually reach Lakeport. From the East San Francisco Bay, take Hwy 29 from Napa into Middletown and follow the instructions above. An alternative, less windy, route from Middletown is to continue on Hwy 29 14 miles to Lower Lake, turn left, still on Hwy 29 to Soda Bay Rd (Hwy 281) about 5 miles, turning right there, and picking up the directions above.

If you are in default on an FHA-insured mortgage, and the lender intends to foreclose, you should know about the Mortgage Assignment Program. You will have to provide certain information to the FHA to apply for this program.
To be considered eligible for assistance, the home must your principal residence. You must be at least three full payments behind on the mortgage, and the reason for your failure to make the mortgage payments must be due to circumstances beyond your control, such as unexpected unemployment. The FHA must be reasonably certain that you can resume making the payments at the end of 36 months and that the accrued deficiencies will be paid back before taking over the loan.
The Veteran's Administration also has a mortgage assistance program for those who have VA mortgages.
