QUALIFICATION SERVICES

Before your property is shown we will complete the following:

- Rental application from prospective tenant
- Credit check through a reporting agency
- Verification of past/present rental history - Verification of employment for the past five years
- Verification of income for the past five years
- Contact personal references

CONSULTING SERVICES

- Consider with you the applicants for your property
- Prepare and execute California Association of Realtors rental forms with applicant
- Provide advice on an overall investment strategy for your property

PROPERTY INSPECTIONS

Pre-Management Inspection
- Our staff will complete a pre-inspection to verify that the property is clean, in a safe condition and ready to be rented

Move-in/Move-out Inspection
- Property management staff will verify the condition of the property with the tenant prior move-in as well as a pre-move-out inspection.

Annual Inspections
- All property will have a yearly interior, exterior and yard inspection as well as an inspection to verify appliances are in good working condition, tenants are maintaining the property per the lease/rental agreement. Any damages are addressed and periodic drive by inspections are done on a regular basis.

MANAGEMENT SERVICES

- Collection of rent and security deposits
- Preparation and mailing of income and expense statements by the10th of the month
- Serving of 3 day and 30 day notices
- Management of mortgage, utility, and insurance payments is available for an additional fee
- Resolution of tenant problems and disputes
- Reporting to owners on any issues that may arise

Management policy

- All rents are due on the 1st of the month and are late if not received by the 5th of the month
- A 10% late fee will be assessed on the 6th of the month

About Appraisals >Lender Appraisal

Many sellers think that the price of their home is determined solely by what they are willing to accept and what the buyer is willing to pay. However, there is one more variable that can affect the sale of a home assuming that a bank loan is involved -- the lender's appraisal.

To protect the interest of their investors, the buyer's mortgage lender hires a licensed appraiser to give an independent, objective opinion of what the property is worth. The appraiser compares the house with similar homes in the neighborhood that have recently sold. Square footage, amenities and the condition of the home are taken into account. Renovations and home improvements made by the seller usually add value to the home, while defects such as needed repairs or code violations decrease the property's value. The seller's real estate agent can provide the appraiser with up-to-date information about neighboring homes that have sold to support the seller's asking price.
