We guarantee to do the following during the period in which your property is listed with us. If we fail to do ANY of the following, you may, after a conversation with the broker, ask to be released of your listing with us.
INITIAL CONSULTATION
- Consider your goals--what you want to accomplish and by when
- Prepare a Comparative Market Analysis (CMA) in writing to establish fair market value based on your goals. Establish a likely selling range for your property based on your time frame
SETTING IT ALL UP
- Photograph property. Top quality photographs. The more the better.
- Prepare marketing copy. Include all features and benefits. "The more you tell, the more you sell."
- Upload listing to local MLS databases. Both Lake County & BAREIS
- Place a 'For Sale' sign on property
- Place lock box on property, if needed
- Create an online Virtual Tour of property
INTERNET
- Showcase listing on Realtor.com, the most trafficked real estate site in the world, meaning that you will have up to 6 photos of your property as well as a full text description, catchy headings and a scrolling text. Your listing will also receive priority in the search rankings within Realtor.com.
- Featured Property on Realtor.com at some point during your listing period. This includes a Featured Home spot where you will be one of a maximum of 8 properties featured in the one of 3 zip codes, causing your property views to triple or more.
- Featured Property on the team website, lakecounty-realestate.com, a Number1Expert website, highly optimized on the search engines and with traffic of around 800-1000 unique visitors weekly.
- Send out listing to our “Homecaster” database-more than 2,200 clients
- Upload listing to other Internet databases such as HarmonHomes.com, Microsoft HomeAdvisor, Homes.com, Yahoo Classified, Craig's List and Bargain.com
PRINT MEDIA
- Schedule print advertising throughout marketing period. For improved properties, a minimum of one print ad monthly until sold, especially in The Real Estate Book and The Lake County Real Estate Magazine
OTHER AGENTS
- Notify the local Lake County Agents of your listing by email, when new and with any price or term changes
- Include the property on the 'caravan', or agents tour, the tour of listings by other Realtors
- Verbally promote the property to other Realtors as opportunity offers
- My Daily Flyer, email broadcast to all North Bay Realtors
COMMUNICATION, OFFERS & ESCROW PROCESS
- Pre-qualify buyers before showings
- Give verbal progress reports to seller on demand
Send copies of advertising to seller
- Review marketing activities with owner. Recommend marketing, price or presentation changes.
- Present and discuss all offers on property with you. Consider all options.
- Negotiate the transaction with other agent.
- Consider legal consequences of contract
- Monitor deadlines of contract during escrow process. Online Transaction Management.
- Finalize the closing
