QUALIFICATION SERVICES

 Screening process for prospective tenants:

  • Rental application from prospective tenant
  • Credit check through a reporting agency
  • Verification of past/present rental history 
  • Verification of income and employment
  • Contact personal references

CONSULTING SERVICES

  • Consider with you the applicants for your property
  • Prepare and execute California Association of Realtors rental forms with applicant
  • Provide advice on an overall investment strategy for your property

 

PROPERTY INSPECTIONS

  •  Pre-Management Inspection: Our staff will complete a pre-inspection to verify that the property is clean, in a safe condition and ready to be rented.

 

  • Move-in/Move-out Inspection: Property management staff will verify the condition of the property with the tenant prior to move-in as well as a pre-move-out inspection.

 

  • Annual Inspections: All properties will have a yearly interior, exterior and yard inspection as well as an inspection to verify appliances are in good working condition, tenants are maintaining the property per the lease/rental agreement. Any damages are addressed and periodic drive by inspections are done on a regular basis.

MANAGEMENT SERVICES

  • Collection of rent and security deposits
  • Preparation and mailing of income and expense statements between the10th & 15th of the month
  • Serving 3 day, 30 day and 60 day notices
  • Management of mortgage, utility, and insurance payments is available for an additional fee
  • Resolution of tenant problems and disputes
  • Reporting to owners on any issues that may arise

MANAGMENT POLICIES

  • All rents are due on the 1st of the month and are late if not received by the 5th of the month
  • A 10% late fee will be assessed on the 6th of the month
